The one thing that separates good masonry work in Dayton from bad is mortar chemistry. A house in South Park laid up in 1895 and a Huber Homes brick ranch from 1962 need different mortar, and the wrong one destroys the brick it was meant to protect. - Brick repair and replacement: spalled, cracked, and loose units cut out and replaced with matched salvage or reproduction brick.
- Chimney tuckpointing and rebuilds: repointing, cast crowns with a drip edge, caps, counter-flashing, and rebuilds from the roofline when more than a third of the brick is gone.

- Lintel and sill replacement: rusted steel lintels and cracked sills replaced before the brick above them steps and fails.
Why Dayton is hard on brick
The freeze-thaw engine runs from November to April. The NOAA 1991-2020 normals for Dayton put the January normal high at 37.1 degrees and the normal low at 21.8. That is not a deep freeze that locks a wall solid for three months. It is a thaw most afternoons and a freeze most nights, and the Federal Highway Administration counts roughly 110 air freeze-thaw cycles a year across Ohio. Water sitting in an open joint expands about 9 percent when it freezes, pries the mortar a little further out of the joint, melts, wicks in deeper, and does it again the next night. That is why a hairline joint in October is a finger-wide gap by spring.
It is wet. Dayton’s normal annual precipitation is 41.33 inches with 25 inches of snow, spread through the year rather than concentrated in one season. Brick walls stay damp through the winter, and wet brick is what freezes.
Chimneys go first, then parapets, then the north face, then the sills. A chimney is exposed on four sides, wet from rain outside and flue gases inside, and it sits above the roof where nothing shelters it. By the time the mortar has washed out of a chimney, water is usually running down the flue side of the brick into the attic. The chimney page explains why a cast concrete crown, not a mortar wash, is the first thing to fix.
The ground moves. The soil under most of Montgomery County is the Miamian series, Ohio’s official state soil since 1984 and first mapped on Montgomery County soil maps in 1969. It formed in up to 18 inches of loess over loamy Wisconsinan glacial till, its subsoil runs 35 to 45 percent clay, and its perched seasonal water table sits 2.5 to 3.5 feet down between January and May. Clay that wet in spring and dry in August moves a foundation, and a brick wall shows the movement as step cracks at corners and above windows. Not every step crack is mortar; a lot of them are a rusted lintel or a settling footing, and we say which before quoting.
Dayton’s brick, by era
Dayton was founded in 1796 and had 137,644 residents at the 2020 census, and the brick housing stock spans every era in between:
- 1820s to 1920s, lime mortar. The Oregon District became Dayton’s first locally designated historic district in 1974 and carries architecture from 1820 to 1915 across 12 square blocks between Patterson Boulevard and Wayne Avenue. St. Anne’s Hill dates roughly from 1860 into the early 1900s across about 14 blocks and 333 properties. Huffman was built almost entirely between 1870 and 1890, 663 of its 668 buildings contributing when it was listed in 1982. South Park’s 780-plus brick and frame structures run from the 1880s into the early twentieth century across 24 blocks and 150 acres. Dayton View, the city’s first planned neighborhood, dates from the late 1880s through the 1930s, and Grafton Hill from the 1880s to the 1920s. Every one of these was laid in soft lime mortar, and every one has been damaged somewhere by a repointing job done in hard Portland cement.
- 1920s to 1950s, the transition. Preservation Brief 2 traces it: Portland cement was first made in the United States in 1872 but was not in common use until the early twentieth century, and by the 1930s most masons used equal parts Portland and lime putty. Oakwood’s boom of the 1920s and 1930s and Kettering’s early streets fall here. Mortar from this era varies house to house, so we test before we match.
- 1950s to 1970s, Type N country. Kettering added more than 30,000 residents from the 1950s to the 1970s. Charles Huber’s first plat of brick single-family homes went in during 1956, and Huber Homes built 10,707 of them by 1992. These are hard, machine-made brick that tolerate a modern Type N mortar, and the failures are usually the lintels and the chimney rather than the field wall.
- Post-1970s and block. Type S mortar, and the water-management problems are flashing and weeps, not mortar softness.
How a proper repointing job goes
- Sound the wall and find the cause. Deteriorated mortar is usually a symptom. Preservation Brief 2 says the root cause, whether a leaking gutter, a failed downspout, rising damp, or settlement, has to be fixed first or the repointing is wasted. We map cracks, check the crown and flashing, and look for efflorescence in the basement.
- Remove to depth without chipping the brick. Old mortar comes out to a minimum of two to two and a half times the joint width, roughly a half inch to an inch on most brick. Hand chisels and mash hammers on soft historic brick; a thin diamond blade only on wide horizontal joints in hard Portland-era walls, never on the verticals, because a slipped grinder cuts the brick above and below.
- Match the mortar. Softer and more vapor-permeable than the brick, sand matched for color and texture, joint profile matched to the original whether it is concave, grapevine, beaded, weathered, or raked.
- Pack in quarter-inch lifts. Joints are cleaned, dampened, and filled about a quarter inch at a time, each layer allowed to reach thumbprint hardness before the next, which is what keeps the mortar from shrinking and cracking.
- Tool at thumbprint hard, then cure. Tooled too soft, the color comes out light and the joint hairline-cracks; too hard and it burns dark. High-lime mortar gets misted and covered for the first days so it carbonates instead of drying out.
- Brick and chimneys. Spalled units are cut out and replaced with matched brick in matched mortar. Chimneys get a cast crown with a drip edge, a cap, and proper counter-flashing, and a rebuild from the roofline when more than a third of the brick is spalled.
Done this way, Preservation Brief 2 says a repointing job should last at least 30 years and preferably 50 to 100. Smeared over the old joint, what the trade calls buttering, it fails in two winters.

Historic districts, permits, and who does the work
Dayton has 13 locally designated historic districts and more than 20 National Register districts. For property in a locally designated district, the City of Dayton requires a Certificate of Appropriateness before exterior repairs or modifications. There is no fee. Routine work is a Minor COA that the city’s Preservation Officer can issue, typically the same day; painting unpainted surfaces, altering openings, or removing contributing buildings is a Major COA decided by the seven-member Landmark Commission, which meets at City Hall on the Thursday after the second and fourth Tuesday of each month. Repointing is not named on the city’s minor-work list, so we confirm with the Preservation Officer before starting inside a district.
On licensing, the honest answer: Ohio’s Construction Industry Licensing Board licenses commercial, electrical, HVAC, hydronics, plumbing, and refrigeration contractors, and the state requires no license for general contractors or for one-, two-, and three-family residential work. Montgomery County Building Regulations registers only mechanical contractors. The City of Dayton registers electrical, pipe-laying, plumbing, and warm-air heating contractors. Nobody registers masons. Insurance and a crew that can explain why lime mortar matters are the checks that count.
